As of October 2026. Measured on 13 October 2026.

Five estate agencies take 44 percent of all AI recommendations in Zurich. We asked ChatGPT, Claude, Gemini and Google AI Mode eight typical questions about estate agents: 32 answers, 206 mentions, 57 firms. Engel & Völkers appeared in 25 of 32 answers. Every fifth cited source was a list or ranking, and the most-cited list was written by an agent: Neho was named in every answer that cited this list.

"Immobilienmakler" is searched on Google around 1,600 times a month in Switzerland, "Immobilienmakler Zürich" 480 times, "Haus verkaufen" 880 times. Clicks are expensive where a sale begins: Google Ads estimates around USD 14 per ad click for "Haus verkaufen" and around USD 25 for "Immobilienbewertung". No wonder, as a single sales mandate quickly brings in a five-figure sum at 2 to 3 percent commission. On top of that comes a demand that no statistic shows: owners who ask ChatGPT "Welcher Makler ist gut, wenn ich meine Wohnung in Zürich verkaufen will?" and carry on working with the names it gives.

For this article, on 13 October 2026 we put eight questions to four assistants, ChatGPT, Claude and Gemini with web search and location Zurich, Google AI Mode with location Canton of Zurich:

    • "Welchen Immobilienmakler in Zürich kannst du empfehlen?"
    • "Ich will meine Wohnung in Zürich verkaufen. Welcher Makler ist gut?"
    • "beste immobilienmakler zürich"
    • "Haus verkaufen im Kanton Zürich: Welche Maklerfirma lohnt sich und was kostet ein Makler?"
    • "Nenne mir 5 gute Immobilienmakler in Zürich und was für sie spricht."
    • "Immobilienbewertung in Zürich: Wer macht das zuverlässig?"
    • "Makler für Luxusimmobilien am Zürichsee"
    • "Immobilienmakler Winterthur Empfehlung"

Who gets named: a small top and a long tail

None of the 32 answers refused to make a recommendation. ChatGPT named three agents per answer on average, Google AI Mode six, Claude and Gemini eight. Across all answers, the distribution looks like this:

    Estate agencyAnswers (of 32)Named by
    Engel & Völkers25all four assistants
    Neho19all four
    Ginesta Immobilien18all four
    Walde & Partner15all four
    Wüst und Wüst14all four
    RE/MAX11three
    Tröndle & Partner8three
    Switzerland Sotheby's International Realty6three

These five front-runners account for 44 percent of all mentions, clearly more than for clinics or trades businesses. At the same time, 27 of the 57 firms were named only once. For a local agency this means: competing with the big names for "bester Makler Zürich" is hard. For more specific questions, such as about a municipality, about Winterthur or about valuation, the field is open.

The assistants' justifications follow a clear pattern. The most frequent were luxury and exclusive properties (63 times), local market knowledge (51), network and buyer database (49), customer reviews and valuation expertise (27 each) and commission (26). Engel & Völkers and Wüst und Wüst were mostly justified with luxury properties, Engel & Völkers often also with its network, Ginesta for experience and market knowledge, Walde & Partner for market knowledge and valuation.

Where the AI gets its agent recommendations

Bar chart: sources of AI answers about estate agents in Zurich. 43 percent company websites, 33 percent portals and Google Maps, 21 percent lists and rankings, 3 percent associations and media. Alongside: 206 mentions in 32 answers, 57 estate agencies, 44 percent of mentions go to five firms, 15 of 32 answers state the commission
For estate agents, lists and rankings are a main source of AI recommendations, more than in the other industries in our October measurement. 32 answers, October 2026.

43 percent of the cited pages are estate agency websites, 33 percent portals and Google Maps, 21 percent lists and rankings, the rest associations and media. The high share of lists is what sets this industry apart. For bathroom renovators it was 6 percent, for aesthetic medicine clinics 9 percent.

The most-cited source overall is a list: "Immobilienmakler in Zürich", a guide on the blog of the online agent Neho, plus the same list for Winterthur. It was cited in 13 of the 32 answers, by all four assistants. And in all 13 answers Neho itself appeared too. Whoever writes the list the assistant reads has a good chance of being in the answer. Other frequently read lists were an overview page from an online marketing agency (9 answers), a "Toplist" on stilpunkte.de (8) and a list on digitale.immobilien (4). Among the portals, RealAdvisor stood out, cited in 12 answers, along with makler-empfehlung.ch.

Two things follow for an estate agency. First: being in the lists and portals that are actually read is part of AI visibility here, not a side issue. Second: an honest, helpful guide on your own website, for example "Makler in Zürich finden: Worauf Eigentümer achten sollten", with your own agency as one of several examples, is one of the most effective pages an agent can write.

What the AI says about commission

15 of the 32 answers state a commission in percent, mostly 2 to 3 percent of the sale price, occasionally 1.5 to 3 percent, often with a note on VAT. Several answers mention fixed-fee models between roughly CHF 9,000 and CHF 15,000 and calculate the difference. The range matches the usual figures for German-speaking Switzerland: 2 to 3 percent of the sale price.

That is an opportunity. Owners ask the AI about costs, and the AI looks for pages that answer this question. An agent who openly explains their commission, service package and process on one page supplies exactly the material the assistant cites. Whoever only writes "Preis auf Anfrage" leaves the answer to the fixed-fee providers.

Google AI Mode: less Maps than in other industries

For local service providers, Google AI Mode mostly relies on Google Maps. In our measurement across ten industries it was three out of four answers. For estate agents, only 4 of the 8 answers showed business cards from Google Maps, the others relied on websites and lists. The suggested agents had a median of 4.8 stars and 37 reviews.

The Google Business Profile remains a must all the same: with the category "Immobilienmakler", the municipalities in the catchment area, photos, opening hours and reviews actively collected from sellers. But it goes less far here than, say, for a hairdresser.

Licence, association and what the AI makes of them

Neither federal law nor the canton of Zurich requires a licence or prescribed training to sell residential property. The brokerage contract is regulated in the Code of Obligations (Art. 412 ff. OR). That makes signals by which owners recognise quality all the more important: membership of SVIT or the Swiss Chamber of Estate Agents SMK, training, references.

In the AI answers, associations have so far played a small role: SVIT appeared in 5 of 32 answers. References, by contrast, in 17. For the website this means: mention association membership, but put references first, with municipality, property type and time on the market, as concrete as discretion allows.

How do I get ChatGPT and Google to recommend my estate agency?

There is no paid place in the answer. ChatGPT Ads do not change that either: the ads appear below the answer, and OpenAI's advertising policies prohibit ads for individual flats or houses anyway. What works is what the assistants find and read:

    1. One page per municipality or region. "Immobilienmakler Küsnacht", "Wohnung verkaufen in Zürich-Wiedikon", "Makler Winterthur". The assistants search with the user's own words, and concrete location questions are the open field.
    2. The arguments as full sentences. Market knowledge, network and buyer database, valuation method, marketing, experience. A sentence like "We have sold more than 120 flats on the right shore of Lake Zurich since 2015" is quotable, "Ihr Partner für Immobilien" is not.
    3. Disclose commission and process. A page "Was kostet ein Makler in Zürich?" with commission model, scope of services and a sample calculation.
    4. An honest guide. "Makler in Zürich finden: Worauf Eigentümer achten sollten" or "Wohnung verkaufen in Zürich: Ablauf, Kosten, Fristen". The most-cited source in our data was a guide like this.
    5. Be in the lists and portals that get read. Profiles on RealAdvisor and makler-empfehlung.ch, inclusion in the overviews that are cited.
    6. Valuation as a service in its own right. "Immobilienbewertung" is the most expensive search term in the industry, and many sales begin there. A dedicated valuation page, with method and costs, picks up these questions.

Checklist: 10 points for your estate agency's website

And an eleventh point that does not live on the website: Measure it. Ask ChatGPT, Gemini and Google AI Mode the same five questions every month and note who is named. How to do that is explained in measuring AI visibility.

What we do for estate agencies

Hierarchy is a full-funnel marketing and AI agency for SMEs in Zurich, specialised in SEO, GEO and paid ads, with marketing and engineering in a team of four. For estate agents we build municipality and valuation pages, guides and references so that Google and the AI assistants find and cite them, maintain the Google Business Profile and measure monthly whether your agency is named. On request we carry out the work (Done for you) or support your team (Done with you). Where your agency stands today is shown by the free AI Visibility Check. Details: SEO & AI Visibility.

    Conclusion

For estate agents, AI recommendation is more concentrated than in the other industries in our October measurement: five firms take almost half of the mentions, mainly for general questions and luxury properties. Below that, the field is broad and open, especially for questions about municipalities, valuation and costs. And there is a lever that works more strongly in this industry than elsewhere: lists and guides. Whoever writes the page the assistant reads has a good chance of being named. How other industries fare: bathroom and kitchen renovation, aesthetic medicine, wealth managers and accounting firms.
